WHAT WE LOVE...

You could argue that the Roseate Villa is effectively a bed and breakfast, but such is the professionalism of the service and the quality of the 21 refined and carefully-styled bedrooms that the term "boutique hotel" better conveys what it's all about. The food is a big deal here, with pretty much everything possible baked on the premises. Not only are the breakfasts memorable (they include a complimentary glass of Buck's Fizz), but the afternoon teas are too (you can have them out on the lawn in summer), and you'll be offered home-made cake on arrival. The hotel/B&B occupies a pair of grandiose Victorian houses, in a quiet location opposite underrated Henrietta Park. If you can tear yourself away, the centre of Bath is about 10 minutes' stroll away.

The Roseate Villa is in a peaceful spot, yet the city centre is an easy and pleasant stroll away.

Some of Bath's most famous landmarks, such as Pulteney Bridge and Henrietta Park, are within a 10-minute walk.
By car: around 45 minutes from Bristol, 2 hours 30 minutes from London and 3 hours 30 minutes from Manchester.
By train: there are direct services to Bath Spa from Bristol Temple Meads (11 minutes), Cardiff Central (1 hour 5 minutes) and London Paddington (1 hour 15 minutes). The hotel is around a 15-minute walk from Bath Spa station. thetrainline.com

Style & Character

The hotel suits anyone looking for a professionally-run and rather swish place to stay, but with the intimate scale of a guest house. With shuttered windows overlooking the park, boarded floors and stuccoed walls, the interconnected breakfast room and bar are lovely light-filled spaces.

Service & Facilities

Free parking, either in the hotel's car park or with an on-street permit, is included in the rates if you book direct. Dogs are welcome in some bedrooms, and the hotel has a "Woof" box of canine treats. A park lies across the street.

Amenities and extras include a smart DAB radio as well as a TV, homemade shortbread, and in fancier rooms a fridge with fresh milk for tea and coffee. Our favourite room is No 17, with views over Henrietta Park through its shuttered bay windows, and a chaise longue.

The night porters have been trained as bakers, and in the early hours bake treats for the following day. The Roseate Villa does an excellent afternoon tea, with home-baked bread for the finger sandwiches and homemade scones and jams.

Henrietta Bar: elegant, cocktails, extensive wine list, local beers and pizzas. Cocktails from £7.95, pizzas from £12.95.
Breakfast: cooked and continental options. Served Mon-Fri 7.30-10am, Sat-Sun 7.30-10.30am.
